We focus on the most impactful spaces — such as living zones, bedrooms, or even an outdoor area — to highlight your home’s strengths and create lasting first impressions. It’s a cost-effective way to elevate appeal without staging the entire property or stretching your budget.

3. Finishing Touches
Perfect for homes with existing furniture that need a lift — whether occupied or vacant. We enhance what's already there with added style and warmth by layering in accents like cushions, throws, coffee tables, artwork and occasional pieces. Where needed, we may include a statement chair or sofa. This service is often completed within just a few hours, making it our most cost-effective option.

At Simply Staged, our pricing is influenced by several factors, including the number of rooms, home size, style and quantity of furnishings, location and ease of access.
Full Home Staging: Our base packages below provide indicative pricing for full home staging — including 1–4 bedrooms, a living, dining, and outdoor area. For full home staging, kitchens, bathrooms, and laundries are included at no extra charge. Additional spaces like extra bedrooms, a second living, or a study can be added as needed.

Partial Home Staging: Pricing varies based on the rooms staged and the amount of furniture and furnishings used. Quotes are tailored to each property following a free on-site consultation or online request.

What to Expect in Each Space
Here's what you can typically expect in each area of the home as part of our staging service. While not every item is used in every staging, selections are thoughtfully tailored to suit the layout, style, and individual needs of each property.
Master Bedroom: Queen bed with bedhead, two bedside tables, pillows, cushions and throws, bedside lamp(s), artwork, feature chair (if space allows), decorative accessories.
Bedrooms 2, 3, 4: A bed suited to the room size (typically queen or double, with or without a bedhead), one bedside table if space permits, pillows, cushions and throws, artwork, and select decorative pieces.
Living Area: Sofa, Cushions and throws, floor rug, accent chair, coffee table, TV unit and TV, lamp (floor or table), artwork and decorative accessories.
Dining Area: Dining table (typically 4- 6 seater), dining chairs (typically 4-6 chairs), console, artwork and tabletop accessories.
Outdoor Area: Outdoor dining setting or lounge with coffee table (based on available space), table accessories, plant and fire pit if suitable for the layout.
Kitchen: Small plant(s), cutting boards, stylish containers or accessories (such as salt and pepper grinders, food jars), tea towels and cook books
Bathroom/Ensuite: Towel package to suit, floor mats (if needed), accessories such as soap, soap dishes, dispensers, bath caddy, face towels and candles
Other Bedrooms: Bed to fit, bedside table, cushions, throws, artwork, accessories.
Master Bedroom: Queen bed, bedhead, bedside tables, cushions, throws, lamps, artwork, feature chair (if space), accessories.

Payment Information & Options
We aim to make the staging process smooth and stress-free — and that includes payment.
Payment Terms
A 20% deposit is required at the time of booking to secure your staging. The remaining balance is due on the day of installation.

Optional: Payment at settlement is available (conditions and a surcharge apply).

We accept payment via direct bank transfer (EFT). Bank details will be provided upon booking.

Staging Period & Extensions
Our standard staging hire period is five weeks. If your property remains on the market beyond this time, extensions are available at a weekly rate. We’ll contact you before the hire period ends to discuss options.
Cancellations
If you need to cancel or reschedule, please let us know as early as possible. Late cancellations may incur a fee to cover preparation and logistics.
